Perfect example of a canal house (OP's search parameters).

No view/no pool , 67 year old house is a bread box that got dressed up with a new kitchen/bath.

This is the type of "dump" that the OP should avoid and spend that money out west and get 5,000 sq ft in a kid friendly neighborhood.

This is money much better spent for 300K less:

no private schools needed, likely tons of kids in that area, newer house/cheaper insurance. I'm not a Weston "expert" just searched realtor.com for weston listings and picked a decent looking house.

This isn't a dump. Try again. This is a VERY high value deep water dock right next to 17th, the dock alone is practically worth $1.3M. Anyone buying this would look to do more with it.

Its overlooking the condos across the water...........probably the worst option for a neighbor/dozens of condos looking down into your house/yard. It is flip (paid 815K for it in Aug 2017)

If it was across the street with the rear facing north (not looking at condos then maybe 1mm).

here is another on the same street, with a pool for 331k less:
https://www.zillow.com/homedetails/1...43210581_zpid/

here is a lot, same street just 5 lots from the ICW (895K)
https://www.zillow.com/homedetails/1...43210554_zpid/

So clearly the "lot" isn't worth 1.3mm on that block.

TO ME........ IT IS A 1.3MM DUMP!

and clearly the "dock" isn't worth 1.3 if there are 2 other cheaper options on the same block
