Considering the housing stock of WM, and that the median value is 460k, I’d say for what it is, it’s pretty darned expensive. Victoria Park has completely different housing styles so it’s difficult to compare.

VP & WM do have a different housing stock, size & even neighborhood vibe. A price per square foot may be a better comparison than overall median sales price. I like both neighborhoods, but WM may have the better owner's vacation rental option.

I find Oakland Park to be generally tic tac. It's like...blahh.
Not particularly nice, not horrible either, but kind of underwhelming. Random sketchy people every once in a while, drunks, druggies, etc. Nothing outrageous tho. Just kind of like "no thanks"

This is a good description.

I used to live in Wilton Manors (I'm hetero) in the neighborhood right behind the Publix on Oakland Park Blvd. I've since moved above five miles west to the Inverrary neighborhood. Like Wilton Manors, which is a trendy area bordered by the less-desirable Oakland Park, Inverrary is a nice neighborhood adjacent to a not-so-nice area called Deepside, with a Publix sitting right at the dividing line.

The difference in the two Publixes paints an accurate picture of Oakland Park versus truly bad neighborhoods. People love to bash Oakland Park, including on this forum, calling it "the hood" and "dangerous." But it's really just run-down and seedy. You'll get asked for money in the Publix parking lot, but when you get in the store, it isn't chaotic, everything is pretty orderly and people carry themselves with some dignity.

The Inverrary Publix, by contrast, is a disaster. Regular shouting matches occur inside the store, and the parking lot is scary at night. If you just love seeing the underwear of young males and hate it when they keep it covered by pulling their pants all the way up, this Publix is for you. A cop parks right outside the entrance at all hours with their blue lights on to deter the crime that would inevitably occur there otherwise.

In other words, Deepside is a true bad neighborhood in Broward. Oakland Park, while nothing special to look at when you're driving through, is nothing to worry about, either.

Anyone know when the downtown Oakland Park project is supposed to come to fruition?

I keep an eye on real estate and am surprised at how much homes are going for in OP. East of 95, 2 bedroom homes are going for 360-450k, even more if you get east of Dixie. We almost purchased an investment property there 2 years ago - and wish we had. Insane.

I heard there were some plans for more apartment buildings and a commuter rail stop in Oakland Park according to the Oakland Park website.


Regarding home prices, I'm seeing quite a few homes up for sale in the 500-600 range.

I grew up on that street in the 80s. From Andrews Ave to 5 Ave apartments / duplexes. Then from 5th Ave to Powerline houses on one side and an elementary school on the other side. Some are good size houses with pools. Area can be a bit rough but it is safe. Is Catfish Dewey's still in business?
