Hi, we are buying a house in Broadview Park (west part of it) and I have read here on city-data that Broadview Park is one of the worst areas in Fort Lauderdale. But however we checked out the area and couldnt see anything wrong with that, all looked safe, neighbors are not cheap, some have boats and nice houses. Please let me know, is it safe as it looks and is it a good place to buy a house?

Ну не знаю... Местность рядом с хайвеями обычно не очень... А тут рядом с 441, Тёрнпайком, и i-595...

I looked at the streets on Google Street View and it looks pretty run down to me.

The neighborhood itself isn't terrible looking but it has kind of a bad rap with regards to crime. It gets nicer as you go more northwest near the Turnpike. It's definitely not one of the worst areas of Fort Lauderdale but there are definitely better neighborhoods. People on this forum tend to exaggerate areas that aren't the typical manicured "American" neighborhoods as being rough.


I saw a home there one time that I was thinking of buying as an investment property. I personally thought the neighborhood looked quite decent. The only issue I had with it was it being on the crossroad of 441 and 595.

Haven't heard that name in years!
(Broadview Park)

Growing up in the 50's and 60's in Twin Lakes, Broadview was known for it's redneck gangs! lol
(Our toughs used to 'rumble' with their toughs) LOL

Of course, I have been gone for twenty years so things may have changed 'but' if I were moving back .. it wouldn't be to anywhere near Broadview!

Broadview Park is not one of the worst areas in Fort Lauderdale. It's an ok neighborhood. The NW part is the nicest part but the rest of it is ok.

I agree, it's below average, not nice really, but okay overall. There's better areas not far from there though.

It has been 4 years after I originally posted this question. We ended up buying the house in Broadview Park. I have absolutely no regrets living here, I actually really like the neighborhood. We can probably afford a house in another better area but I don't want to, at this point we don't have any reasons to move out. Here are a few good and bad things that I observed: The area is pretty safe, never had any problems. I am raising two kids and often times I walk with my kids at 9-10pm or walk my dog and never had any dangerous situations or things happen to me. Also, we live west of elementary school. I believe that east of school is where the bad area starts. The school used to be 7 out of 10 or B+ rated. It went downhill lately, I believe. That's a bad thing. But I commute to work and take my kids with me so they go to a very good school so school was not a deal breaker for me. Also another aspect that I don't like is that the area is becoming more 'diverse'. Right now it is a good balance, so approximately 30% white, 30% Latino, 30% black. But I believe as older white population starts dying, the area will not have that perfect balance. I do see that sometimes white people are, in fact, moving out. Good things: the location here is perfect, 30 mins to Miami, 30 mins to Boca, 5 to airport, 20 to the beach. The houses are fenced, have big lots so big yard with garden, fruit trees, we have avocado, mango, lemon, banana, soursop, to name a few.. you can pretty much live almost off the grid here, collect rain water and use solar panels. No HOA or any other fees, you are kind of on your own here. Very private. You can have a boat and motorcycle and trailer and anything you want. Here, you feel like it is your land. You can remodel your house, add rooms, built tiki bar, shed (with permits of course)..etc! Nobody will bother you. I have noticed that in most of the nice neighborhoods you have HOA associations and you have no say in anything. They tell you pretty much how to live your life, where to park your car, how to paint you house etc.. Here, you 'own' your land. We do have occasional things happen but nothing that will make me say that area is not safe. I do agree that this is not your typical perfectly built neighborhood, this is a working class neighborhood. But the houses are being upgraded, new very nice houses started building, they replaced sewer pipes all along 50th ave, they opened a park where kids can play. The pictures on Google map are very old. I hope this area will become very good area one day.
