Relocating to south florida soon. I love heat and humidity and doubles beach volleyball every Sunday. I am single 43yo but hoping to settle down soon and prefer the crime-less tranquil community life but like whats going on in lauderdale. I sold my place up North so I am looking to make a purchase with a budget up to max $450k without a mortgage (taking a big pay cut to be down there so do not want big mortgage bills). Would like a 3-4bdrm/2bth/2-3 garage over 2100 sqrft that is build on a canal for inter-coastal access. If no pool is there that's fine I can put one in later. I guess my question is are there any safe areas/gate communities in lauderdale area that have decent newer homes (built 1990 and above) with canal access under $500K? so far zillow has not shown much. Are there public marina's in lauderdale? And what are the usual monthly costs for a 30' speedboat if I went to a marina?

I thought so. I think my best bet is Parkland/ west Boca raton area as they have the area's and homes I love in my price range and to use a marina for the boat. Just hate the long drive to your boat from your home on the weekend.

I have a friend in Weston who keeps his boat at the Thunderboat marina which is at Griffin and I-95.

It's a very quick, direct ride on I-595 (especially on the express lanes) from Weston to the marina.

I never asked him how much the marina costs him.

You may be able to buy in Pompano or Lighthouse Point at 450k but you are going to hate the house......3/2 1500 sq ft one car garage built in the 60's

Keep in mind, there is a fixed bridge on this canal so sailboats and other boats over about 9 ft tall are out!

You should look at Pompano, Deerfield, and Dania Beach. All of these cities have canal homes that are much cheaper than those in Fort Lauderdale. However, they are also built before the 1990's. But there's nothing wrong with the construction of an old Florida home. Strong concrete base.

While I agree with your statement, the biggest concerns of older homes is the lack of storm shutters (no those fiberglass clamshells don't count), the lack of efficiency (insulation/windows/doors, old package unit ACs) and the lack of straps on the roof (attaching it to the concrete block). I moved from a house built in 1960 to a new home double the size yet things like the power bill actually dropped! Insurance was easier to get also.

Las Olas is really nice but homes are over $1M. Try looking at Dania or Pompano.

Moving from up north where I had a 1940 colonial. I just love the new homes in fla compared to the north. I will forgo the canal lot for the newer bigger home more west. I just can't live in in small flat low ceilings home anymore. So will have to use a marina, what are the marina costs down there for a 30ft 8ft beam boat in rack storage or a slip? What are the more affordable marinas?
