That’s nothing compared to flooding from storm surge though.

Brooker Creek area of Palm Harbor is in evacuation zone A- so clearly it will flood given almost any major storm.

However, there are many areas of North Pinellas County that are elevated so that they are not in an evacuation zone, although almost all of Tarpon Springs in evac zone.

This is a very useful interactive map.

Yes, we'd be looking to be on the top floor of a 2-story unit (as is the case with the inherited condo). I neglected to state that we'd be seeking a NEWER condo (from 2002 on), so that it would be (theoretically, of course) built in accordance with 2002 FL Building Code or a later version.

I am getting familiar with the insurance crisis in FL -- see my other thread. https://www.city-data.com/forum/flor...would-you.html

And no, we don't want a 1-br condo, either. At least what we have now: 2 BR + Den, 1800+ s.f. I'd rather drive to the beach than be in a tiny place, as much of the time would be spent indoors.

For what it's worth, from pretty much anywhere in North Pinellas, you can ride a bike to the beach via the Pinellas Trail. I used to ride to Honeymoon quite frequently, and it was a beautiful ride.
If I didn't want to go that far, I'd ride the trail to Wall Springs and take Campbell St (not even a street... It's a bike trail also) to the end.

So yeah... You really don't need to live ON the beach to enjoy it without having to drive there.

It's nicely furnished. We also inherited two old cars.

We are debating what to do -- to stay put and learn to love the place, or to move where WE would want to be, but pay for the moving and selling expenses, etc. I have been to various FL locations many times, and we used to come to Clearwater Beach for many, many years.

My idea of living in Florida is to be able to walk to the beach, but not be flooded in a storm. The area needs to be safe, which rules out downtowns. Does a place (a condo, I presume) like that exists anywhere in Florida, at a similar price of, say $500K?
Check out Crescent Beach on the south end of St Augustine beach on the Atlantic side

https://www.realtor.com/realestatean.../features-ovwf

It's a beautiful largely unspoiled section of the coast with attractive amenities in nearby St Augustine.

Kyle, I am glad someone finally suggested something on the ocean side (I've seen enough of Pinellas Cty). Unfortunately, this particular place has severe flood danger (8/10 on Realtor.com).

Here's other options in Jensen Beach. Similarly unspoiled with a low risk of flooding (Zone AO)
