Hi,

I have a property that is 25 years old that I'm trying to get an insurance policy for. Do you know which companies do not require a 4-pt report to bind an insurance policy?

In Florida, they will ALL require one to get insurance. And they are picky. Many companies won't insure a house that age at all.

Pretty much all insurance companies in Florida will require at least a 4 point inspection for any home that is older. It used to be that companies would require the 4 point for homes 25 or 30 years of age or older. Many now are requiring both a 4 point inspection and a wind mitigation inspection for all homes that are more than 10 years old -- and lately I am hearing that some insurance companies are starting to require home inspections once a property is 5 years old. Some companies are now requiring currently insured FL homes to have a new 4 point inspection every 3 - 5 years.

If you have a failed insurance inspection, you could be asked to fix the problems within 30 to 60 days for your policy to remain valid. Otherwise, you may have to find a new home insurance company. Insurance companies don't share data with each other, so being denied from one company doesn't mean you cannot obtain coverage thru another company. However, your home's issues that caused the failed inspection may also be a problem with other companies.

Why not go ahead and have a 4 point inspection done, see what the inspector finds as deficiencies and go from there?
