Is this a wise area to purchase? I am looking in the 275-300 range, relatively safe, newer home, established neighborhood, and love the fact it's close to Bob Woodruff. Couple questions though:

1) If it's all about 'location, location, location' - why are these homes around 285-310 and on the western / southern edge of Bob Woodruff they're around 240-275, if the western / southern area is both closer to 75 and the turnpike, as well as better schools?

2) Are there any similar neighborhoods to this elsewhere in Plano? I.e. Cross Creek and Chase Oaks appear to be similar: small, established, 20 ish years old, near a large park, same distance from 75 and the turnpike

3) What are the advantages / disadvantages of buying in Plano County compared to Dallas County

Plano isn’t a County. It’s in Collin County. There’s not a lot of difference between the two. I think ISD taxes are a touch higher in PISD.

That’s a great neighborhood. Enjoy it.

Tax rates:
Dallas: total~2.31%, municipal~0.78%, school(DISD)~1.28%, county(Dallas)~0.24%
Plano: total~2.10%, municipal~0.47%, school(PISD)~1.44%, county(Collin)~0.19%

You made a solid choice for your needs and means. Go forward with it and enjoy your home and that lovely park.

Collin county has lower taxes and their administration/police/local services are better. Plano ISD is fantastic and to put it mildly, Dallas ISD is a disaster.

I walked through a couple homes over the weekend and wasn't super impressed. Got the feeling that entire neighborhood was put up in 2 weeks. Everything looked similar, appeared to have the same builder as Valley Ranch, and overall just wasn't feeling it.

Ended up going down to Los Rios / Creekside Estates and thought the area was great. Very peaceful, flat, closer to the 'main' area of Bob Woodruff, and similar prices (despite older homes).

Does this area have the same level of safety / schools / amenities that the Timber Brook area does?

I love right down the street in Parker. Lived in Murphy for 12 years just before this. The area is very safe. The schools are good but I would aim for Dooley over Forman elementary. both feed to Armstrong which has been improving over the last few years. Then it's McMillen and East which are both great.

As far as shopping you're close to Murphy and a straight shot down to Garland on Los Rios/North Star/N Garland Ave.
