I used to work a lot at CableLabs in Louisville. Even with the price run-up, I don’t see how a house lot in Louisville where you’d have to demolish and haul away a destroyed structure could possibly be worth $500k. There’s nothing particularly unique about the suburban sprawl there. It would cost a fortune to build a house right now between the spike in building materials, availability of materials, and the labor shortage. That kind of has to impact land prices.

I just checked Redfin. There are 9 burned out lots in Sagamore listed at $300k-$400k. That's the neighborhood tucked in just west of Target. I never cared for that location, and the lots are super small, averaging roughly 3500 s.f.

Speaking personally, I wouldn't want to be one of the first people with a new home in these areas that are 100% gone. Not a good environment for kids, and there will be lots of construction traffic for years.
