I will be moving to from Portland in October and will be in town to find a rental sometime in September. I have been perusing the threads and have become overwhelmed with where to start. Primarily loooking at areas south of Charlotte: Pineville to Matthews and have not opposed to looking around the Fort Mill area. I will rent for a year before to get a better idea of the area before looking to buy. Can anyone kind of summarize the towns mentioned within the area above? Certain communites that I should consider?

In Phx, one electric company was notoirus for having much higher rates for the same service- certain ones I should watch out for here?

Considering the Pineville area due to proximity of the rail line (hoping its not like Portland- tons of panhandlers). I have heard that some areas such as Matthews can have a difficult commute; I will be working downtown at the BBT Center. Would like to keep my commute no more than 30-45 minutes, regardless if I drive or take mass transit. How is parking at the rail stations? Do you need to be there by a certain time to snag a spot?

Single mom with 5yr old- would like family oreinted area, friendly neighbors, and a neighborhood that is welcoming. My current neighbors get in the car and go- no smile, hello, wave, acknoweldgement. looking to keep rent under 1400-1500, though I would welcome less Want grocery shopping and parks neay by (ideally would like a community pool). Need a 3bdrom, looking for something between 1500-200sqft (more space=more utilities).

Preferably. I am originally from AZ, so between the dry heat and wet Portland weather, the humidity will be a real wake up call...

After you find your rental, if you feel that the commute is too much, you might want to look at eastern Gaston County, for when your lease is up. Your commute from there would be no more that 30 minutes, if that.

A quick search on the MLS -- note that this is what is available now, I just searched for single family at your price point:

Charlotte: Raintree, Candlewyck, Provincetowne, Raeburn, Southampton, Thornhill, Weddington Ridge

Matthews: Brightmoor

York County: Tega Cay, Waterstone

You will (obviously) have more options if you would consider a townhome or even apartment complexes.

I was in your shoes, I may have even posted a similar thread about being overwhelmed with all the great information on this forum, yet without being truly familiarized with each area, the information was hard to put together. I loved Matthews, but we wanted even a little more country feeling and chose Waxhaw in Union county. I believe Matthews falls in Meck couny, and schools aren't as good when you rate them online and see reviews. With that said, Pineville was very nice, we happened to stay in a hotel there our first trip into NC, so we did alot of exploring. It was very family friendly and you had everything at your fingertips as far as amenities.
Fort Mill was decent, a little cookie cutter for me, but has good schools and I've heard very family friendly. Just to the southwest of Fort Mill, is Marvin. Its in Union county, good schools, but a little further from a suburb feel. We were near your rental range and there is plenty of good options, you just have to narrow down where it feels right for you.

Just wanted to say you should be able to find a great house rental in a great neighborhood for that price range. Don't settle for anything less and once you find a few post them on here and we can give our feedback.

I personally love the southpark area which is a little closer to the city than Pineville. You can commute in about 20-30 minutes during rush hour. Its also a lot more upscale with great shopping and restaurants. Check out these neighborhoods or search the rental sites and craigslist for: Beverly Woods, Huntingtown Farms, Mountainbrook, Carmel

From reasearching- it sounds like I should limit my search to Southpark/Ballantyne or Ft. Mill. Any communities/develpoments within these areas I should focus on? Prop Taxes aren't a concern at this point as a renter- so are things I should be considering when deciding between these areas?
