Dear all

Is it possible to find a rental for less than $2k around U Austin? (2 bed , 2 bath).

When will the light rail happen in Austin? that will help to live in an affordable area & commute to campus. Probably it takes 100k/yr salary to live decently in Austin for a family with a kid in college. Am I correct?

2/2 near campus? Not likely.

My 3/2 I’ve been renting for 2400 and that’s been under market, probably closer to 2200/2300 I would say for a 2/2.

You’ll be long graduated from school before anything happens with a rail system

Yes. You are correct. There isn’t anything affordable in the area; unless it’s a 500 sq ft studio or you have 2-4 roommates.

Far West/NW Hills is probably your best bet. Not right near campus, but close enough and on the shuttle.

Correct. You can get a 2/2 for around $1800-2000

Check the shuttle routes away from campus. Very convenient hop on/off. Cheaper housing.
Agree with the Far West area as one to look at. East Riverside is probably the cheapest.

not too long ago I rented a 2800 sq ft house (duplex) for 2400 in nw hills. It periodically comes back on the market as people come and go.

Rents are typically about $2/sq ft.

There is a 2K sq ft house on caswell for 2000.

There is a 4br 4ba condo on rio grande for 2400 sq ft.

A rich kid's condo at 26th & Rio Grande was about $45-50k.
Is the area off Riverside affordable anymore? The area around Clarksville?
It must be a sad situation now.
Riverside is still affordable, but the affordable places are numbered. Many have been bulldozed for “luxury” complexes. In my six years here I never associated Clarksville with affordable.

The last time Clarksville was anywhere near affordable was in the depths of the 'downturn'...ca 2008-2010...maybe, kinda-sorta.
