I'm sure it's hard to watch houses and land appreciate so much from the sidelines but I think you will thank yourself later if you sit it out for a while, at least until some of the supply and labor issues ease. The workmanship in this area in my experience, unless you have a top tier crew, is pretty poor even in "normal" times. A house near me was renovated at the beginning of the pandemic and it took almost a year to finish due to stops/starts, re-dos of incorrect work, no shows, etc. This was mainly a cosmetic renovation of a house that is about 1300 sq ft, maybe one interior half wall came down other then that it was siding, windows, floors, cabinets, appliances, etc. It seems like it is even worse out there now.

I know I can pay until 500K for 1 acre. Do you think it's possible ?

I Don’t know. That area is not my area of interest or expertise, primarily because it's overdone and so "in" to be moving out that way.

In Leander and Cedar Park, yes. But it's going to probably be sort of isolated and not near a bunch of other 5,000 square foot homes.

There are no lots for sale in River Place, and I don't think there will be. That area is pretty much already built out.
