Anyone here living in one of the new communities in the Liberty Hill/Leander area? Santa Rita Ranch, anyone? Is it a good area to live in? Anything to complain about? Got a few more questions, if anyone can help... Thanks !

You probably won't be riding your bike to the corner store. They ARE getting a shiny new HEB, the first significant "amenity" in the area.
Flat as a pancake in almost all of the property. There are some interesting views of the moonrise in the San Gabriel river "valley". Dang, that's a long way out; but if no commute is involved, maybe not so bad. An explosion of development all along the Ronald Reagan corridor hasn't helped traffic any.

Had to google the location. Holy crap that's out there. It's same distance as Lockhart or San Marcos from Austin.

And 33 miles from downtown. For a million dollars, you should be able to buy an ACTUAL ranch.

Yeah I had a brief (half day) opportunity to visit the area a couple of weeks ago. While it's pretty far from downtown, I don't think that's a very big issue. Also still way below the $1 mil. and hopefully staying that way even though I know the Austin home market went nuts - like many other places - lately. What about similar developments in other areas? Would the ones near Pflugerville (Blackhawk I think) or Dripping Springs be better options?

Distance-wise, no... but wait until you're waiting to get on the Mopac every morning, or crawl through the I-35 corridor.

If going in and out of Austin proper is part of your plan, do not move to the Cedar Park/Leander Reagan corridor. Just sayin'.

I guess Santa Rita Ranch is a pretty good example of what I would like: new(er) suburb, with nice amenities (clubhouse, pools etc etc), good schools, parks/playgrounds, some shopping within reasonable distance would be nice to have as well as some nature/hiking trails, home size 2400-3000 sq ft, prices around $500k and last but not least - don't laugh please - an area less prone to scorpion encounters... apparently that kind of stuff happens quite often in some parts of Austin&neighboring towns, based on what I've heard :-)
