I think they were basically playing a game of chicken to see if you would force the issue to a hearing and they were trying to find out how little they could give before they you would escalate it.

But that was back in the last big recession when values were actually going down a bit. It is going to be very hard to get comps that help in any way, shape, or form this time around.
As of two years ago, every protest required a hearing. I had to do it, and everyone was complaining about it because not everyone was able to take a day off of work to do it. Last year Travis County couldn't get their s*** together in time, so they just kept the same values as 2019, so I didn't protest.

also when that happened the tax rates jumped so your taxes still increased.

I used 5stone last year and even though values were frozen they still got an 80K reduction. Saved about $1500 so totally worth it.

My 2021 appraisal is about $200,000 below actual market value. My realtor friend told me that most Austinites would be crazy to protest their assessed market value.

In Travis County, the deadline to file is May 17.

Our title company told us, as home buyers, it was our responsibility to update the tax assessor's office that we purchased the property so they could update their info. Seems like something that should have been part of escrow... but I guess that's not how it works here.

Is it just us, or did most people get large increases this year? Any options on protesting this increase? Do people protest on their own, or through a separate company such Five Stone?
We got an increase but not an unusually large one.

Except for 2020, our appraised value has increased every year since we bought in 2009. So we have an ongoing contract with a tax protest firm, and they have gotten our appraisal reduced every year it increased. Usually for us there's still an increase after the appeal, but it's a muted increase.

The fees of these companies (and how the fees are derived) vary a lot, so it pays to shop around.
