We got our TCAD protest response back today. 0% change. 57%/$500k increase in one year. No joke.

According to the protest firm, TCAD's hearing schedule is overbooked and it is dismissing protests without hearings. Our protest fell into this bucket.

Does anyone have any recommendations? Is legal action the next step? Any referrals?

They dismissed your informal hearing, or your ARB hearing (Appraisal Review Board)? I don't believe they can dismiss an ARB hearing as every property owner has the right to a hearing if filed timely.

File for Arbitration. I'm a Property Tax Arbitrator with the Comptroller's office. This is the next recourse before "legal action".

Thanks for your responses.

This is a commercial property zoned LI in an older industrial neighborhood. No changes to the property, the neighborhood, the zoning, the roadways, etc. The protest was filed on time by one of Austin's largest protest firms.

We will file for arbitration per FalconheadWest's recommendation.
