Hello,
We are looking to buy a house and our budget is within 550000. We are very confused about whether we should buy in avery ranch(pearson place) or ranch at brushy creek. We are concerned about schools and home appreciation.

Do you care about living within Austin city limits? Do you care about staying within Round Rock ISD boundaries?

To be clear, Pearson Place is not part of Avery Ranch(from a "ranch" perspective, it's located on the former Pearson Ranch...from the HOA perspective, the two aren't even related except the original developer allowed PR to use Avery signage and post billboards along AR Blvd). Don't believe anything you hear about having access to Avery Ranch amenities or the golf club(actually, the golf club is open to anyone).

Pearson Place is within Austin city limits and RRISD.

Ranch at Brushy Creek is in Cedar Park and part of it falls into RRISD and part into LISD, iirc. IF you happened to find something IN Avery Ranch, it is also divided between RRISD and LISD.

Each particular home location must be carefully studied to determine which individual school would be attended.

One key difference would be the middle school. Pearson place feeds into the brand new PRMS ( Pearson Ranch Middle School) whereas RBC doesn't. It's upto you whether that really matters, since both are great schools. Homes in Pearson place are slightly in higher demand because of the proximities to the elementary, middle and possible future high school.

Is there a reason you chose those two areas? I showed homes to a couple last week who only wanted Brushy Creek or Avery Ranch. After looking at one house they asked what other areas were good. Home appreciation and schools in most communities north are about equal across the board. Sure, some communities may do a tad better but it's nothing huge. Besides schools and appreciation what else is important? Communities activities and amenities? Closeness to retail and dining? Commute to/from a certain area? I think if you can answer some of those questions you can narrow down your options. There are quite a few great communities that would easily fit within your budget.
