We are looking at buying a home at Twin Creeks in Cedar Park. Anyone familiar with the area? Is it nice? How is lake Travis?

Don't know anything specific about Twin Creek, but if it is in Cedar Park, a few 'univiersal' NW Austin items apply:
- If you are working in Austin, the commute will not be fun. Even with most of Hwy 183 completed, it still backs up.
- They are building a light rail line that will run through Cedar Park. Depending on where you live/work, this might be useful. Check capmetro.org.
- Lake Travis is a good recreational lake - some water skiing at the north end, lots of general 'fun' boating around, passable scuba for a lake. Fishing is not much compared to most lakes, but it is there. the lake is REALLY low right now, due to drought. It is where Austin gets its water from.

We checked out Twin Creeks a week ago on our househunting trip. It's a nicely built planned community. It appeared to me that one side was older homes and did not have as much in terms of golf course and scenic views. The other side of the main road had really nice new homes going in and some of the views were really spectactular. It seemed to be that it was a bit difficult to get in and out of - only one main road (Anderson Mill?) to get to the place. It looked to have really nice amenities! We wanted to be a bit closer in and that's why we passed on Twin Creeks, but it was certainly lovely in my opinion!

I live right next to Twin Creeks and was one of the first members at the country club. I did owe one of there custom lots (there was 8 of them) for about a year and was unable to sell it with a house on it.
There are 2 was in and out of the subdivision which will have about 900-1000 homes when it is complete.

There are about 5 different builders in this subdivison that is about 4 years old at the most. View are limited as the golf course winds through the mountains and the canyons. There is a lot of homes for sale with the upper end homes selling for about $90.00 a square foot. It is one of if not the best subdivison in Cedar Park I think. The schools are close and some of the best in LISD.

The lake has a boat ramp about 3 miles for Twin Creeks. When the lake has water in it, it is fun but I was a bass fisherman and was always off the lake before noon because the lake get a lot of action. We just have not had a lot of rain this past summer to keep water in the lake. The lake is 64 miles long also. Hope this helps. Jim

Default Twin Creeks

Thanks Jim. We have actually now bought a house there and are pretty happy with it. We'll be moving in October from California. If this house was in Cal. it would go for over a million. What a joke here. My daughter and wife seem to love Austin and Twin Creeks. You wouldn't happen to know of any lawn installing companies?
