Construction will start at the former Forum-Augusta property in the near future... A portion of the land clearing has taken around the property...



A 300 unit apartment complex(Crane Creek) is being built along Walton Way Extension... The apartment complex is Zone B-1(Neighborhood Business).. The property was changed from Zone R-1(One Family Residential) to Zone B-1... If you click on the link below.. The Apt complex takes up 28.8 acres which is exactly the same number of acres from the article..

After the Forum project died in 2008 Blanchard and Calhoun proposed ''A 28-acre gated apartment complex and 9 acres of retail space; 75,000-square-foot retail development fronting Walton Way Extension with a 330-unit apartment complex behind it. The 330 apartments will be separated into 12 buildings, explained John Lee with Blanchard and Calhoun. The units will be one to three bedrooms with rents ranging between $1,000 to $1,100 per month.''

Your statement proves you're not familar with the Augusta Exchange area...I know those two developments alone don't make a ''edge city''... There's also a Buffalo Wild Wings restaurant under construction... A 8k sq. ft. medical office is underway and the 132k sq. ft. office park(Flowing Wells Business Park) starts construction this year... The $20-$30 million Highland Ridge retail/office park is finished and one lot is sold.. The 346 unit Parc at Flowing Wells opened last year and a retirement community is planned for the land next door... Lastly, a 50 room hotel is about to break ground on Perimeter Pkwy...

Garreau established five rules for a place to be considered an edge city:

3. The population must rise every morning and drop every afternoon (i.e., there are more jobs than homes)
4. The place is known as a single end destination (the place "has it all;" entertainment, shopping, recreation, etc.)
5. The area must not have been anything like a ''city" 30 years ago (cow pastures would have been nice)

1. The criteria is the hardest challenge of the five needed. The second ADP facility, Highland Ridge, and the Flowing Wells Business park will spur other large developments to locate nearby.
2. Check... The Augusta Exchange area is easily over 1 million square feet.
3. Check... Doctors Hospital, Atrium, ADP, T-Mobile, Wheeler Executive Center, Caresouth, Social Security building, Wheeler Professional Center, etc...
4. Check... Augusta Exchange
5. Check.. Before the Augusta Exchange shopping center was built in the late 90's. The surrounding acres of land was nothing but trees.

Maybe not, but have you seen that part of west Augusta. My god its like it won't ever stop growing. In fact all the western areas are growing rapidly. Anybody who is from the augusta area will tell you that west Aug and columbia county are exploding with growth. Particularly the Jimmie Dyess/Belair area in S.W.A.G. ( yes this a real term that is used to describe the area by residents there.) Now if only south Augusta could get a little bit more love.

I think it would be the first outside of metro Atlanta... Here's picture of the main shopping center in the area.... The picture doesn't include alot of the area like the Romas Pizza, Limelite Cafe, Tutti Frutti, etc shopping center, the two shopping centers on Walton Way Extension, Doctors Hospital campus, or ADP the T-Mobile buildings...

Edge cities are much larger than this. Most edge cities have over 5 million sq. ft. of office space. There isn't even 5 million sq. ft. of office space in all of Augusta. Cumberland and Perimeter Center in Atlanta are edge cities.

What does this have to do with the thread?? The title of the thread is ''can'' Augusta Exchange become a edge city.... The area fits all the criteria except for the office space...

It's definitely the closes to becoming one outside of metro Atlanta....
