Thank Born 2 Roll and DoubleZ OTP for the thoughtful and in-depth summaries of the ATL area.

You're right to point out that it's not the best fit. It seems I'll have to do some in depth thinking about this, including what's best for the family. They seem to be adapting fine, making friends at school has been easy. But our time outside of school / work has suffered.

As far as leaving Georgia / ATL Metro, unfortunately my wife and I both have great jobs relative to our education levels. So leaving isn't an option. If we choose to move locally, it should be soon since the oldest is going to middle school soon and it wouldn't be fair to keep yanking her around so to speak..

I can appreciate that the improvement in where I currently live has happened, I would feel more out of place if not. Even now, it is a bit rural for my taste but I really couldn't imagine 10 years ago. I didn't even know there is movie production here now. And to give Fayetteville some credit I think they're trying to improve. I see some construction going on around town.

I'm going to look through all the suggestions for sure, and I'm glad I'm not in a major rush because there's a lot! But time flies, it seems like just yesterday I realized I had to learn to use a gas stove, shelter from tornados, and kill fire ants. I'll be a proper Georgia Resident in no time.

One place that hasn't been brought up here is Hapeville. May not meet all of your criteria, but it does have a nice downtown near the airport, some access to transit via park and ride at least, and has a good amount of diversity given its one of the places that attracts a lot of Delta/Porsche, etc. employees that work in the area.

Smyrna--reasonably accessible to the airport--and very popular w Southside workers (Delta, Chickfila) for this reason. Quite diverse and closer to the city than Fayetteville. Some walkable nodes, close to walkable areas such as Marietta Square and midtown/westside Atlanta, but at the same time Smyrna has lower taxes and newer housing stock than some of the intown areas like Grant Park that have been recommended. There are plenty of fun restaurants nearby and activities for adults and for kids. The middle and high schools are not 10/10--they're diverse socioeconomically, but Campbell has a respected IB program and overall the Cobb school system has not had some of the struggles APS has faced. I'd choose Smyrna over Grant Park for raising kids due to the convenience of being just outside the city--more elbow room, easier running errands and getting kids to activities etc. but much closer to the action than Fayetteville without the headaches of some of the trendier intown neighborhoods.

Your situation of not being happy living in an outer-suburban/exurban environment in Fayette County that is relatively far removed from the action of the city was actually experienced by a past celebrity resident of Fayette County.

Not too terribly long ago, Kandi Burress-Tucker (of the 1990’s R&B group Xscape and of “Real Housewives of Atlanta” 2010’s reality show fame) moved from Fayetteville to an upscale gated development in Southwest Atlanta proper to be closer to the action (and her business interests) in and closer to the city… So you don’t necessarily seem to be alone in feeling that a Southside outer-suburban area like Fayette County is too far removed from the high-level urban and metropolitan amenities of the city and the Northside.

Dunwoody near Mt. Vernon Rd and Chamblee Dunwoody Rd (Dunwoody High School cluster) ticks all of the items on your list. It is also within striking distance (less than 2 miles) of MARTA train stations so that you can commute to the airport that way if you like.

LOL! I grewup in SoFL and I have to say, I have had plenty of tornado scares, especially with each Huricane, and honestly we had way more fire ants in FL than I have seen here in GA. I remember just like 10 yrs ago a F4 tornado ripped through downtown Miami.

I suppose I can see why I was recommended the Fayette area, but I agree it's not for me.

Sorry about not putting a budget, I wasn't really sure if it was necessary.. I'd say the budget is around 700k max, but I'm not moving right away. Just looking for places to nail down. Also I feel like if I wanted it badly enough I could make some sacrifices to make it work.. And I would consider renting if I couldn't afford to buy something.
After all the spot-on, sage advice from the other posters, I wonder if the OP landed on a particular area...

I suggest looking at houses near Highway 78 in Lilburn in the Parkview High Cluster for very balanced school diversity.

Trickum Middle and Parkview High have all four racial groups in the 20-26% range.

Lilburn also has a median age of 36.

The commute to the airport may be doable if you can avoid rush hour traffic and live close to 78.

Here is an example house in that area.

Unfortunately it is not a walkable area. There is not much in the immediate area. However it is around a twenty minute weekend drive to many diverse food options.

Here is the route to the Chinatown mall in Chamblee.

It is an 18 minute drive to Toco Hills, one of my favorite places in the area.
