Hi all!

I’ve been in GA about 21 months now. Still learning so much about this beautiful state. I’ve rented in Marietta and Dallas, both great experiences and very different. Can anyone shed some insight on living in Villa Rica? Some + and - would be great and communities to potentially house hunt.

Villa Rica is a far-outer suburban/exurban community located along I-20 on the western edge of the Atlanta metropolitan area.

The city straddles the boundary between Carroll and Douglas counties, with the western three-fourths of the city being located in Carroll County and the eastern fourth of the city (which is basically the Mirror Lake Golf Club golf/tennis/swim residential development) being located in Douglas County.

The city of Villa Rica proper is a ‘majority-minority’ jurisdiction where racial and ethnic minorities as a whole make up the majority of the city’s population.

Racial and ethnic minorities currently make up about more than 58% of the population of Villa Rica proper.

Non-Hispanic whites currently make up about less than 42% of the population of Villa Rica proper.

African-Americans alone currently make up about just under 43% of the population of Villa Rica proper and currently are the largest racial/ethnic group in Villa Rica proper.

Hispanics/Latinos currently make up about just over 8%, Asians make up less than 4% and people of two or more races currently make up just over 7% of the population of Villa Rica proper.

Villa Rica has a small historic downtown village area located along US Highway 78/Georgia State Route 8 with a few shops, restaurants and bars.

But overall, Villa Rica is a quiet and conservative working-class far-outer suburban/exurban community that can be a good relocation and living option for working-class and lower-middle income families that need to commute to areas along the I-20 corridor west of Atlanta.

Villa Rica can also be a good living option for working-class families, lower-middle income families and maybe some middle-middle income families that may not be able to afford to buy into other parts of the Atlanta suburbs and exurbs where housing is in higher demand (Cobb, Cherokee, North Fulton, Forsyth, North DeKalb, Gwinnett counties).

The Villa Rica area is also home to the Fairfield Plantation resort community, which is an upscale golf/tennis/swim/sail community built around a lake that is popular with retirees and is located about 7-8 miles south of Villa Rica proper.

VR is going to be much more like Dallas than Marietta

Villa Rica (which has direct access to and from Interstate 20) will be like if Dallas had direct Interstate access.

Though, Dallas potentially may be just slightly more affluent than Villa Rica.

That because Paulding County (particularly North Paulding County) encompasses the western end of metro Atlanta’s highly affluent Northern Crescent (or “Golden Crescent”) region.

Metro Atlanta’s highly affluent suburban Northern Crescent/Golden Crescent stretches across suburban North metro Atlanta areas like North Paulding County, South Cherokee County, West Cobb County, East Cobb County, South Dawson County, Forsyth County, North Fulton County (including Buckhead and Sandy Springs), North DeKalb County (including Dunwoody and Brookhaven), western and northern Gwinnett County, Hall County and Jackson County.
