Yep, that area is going to absolutely explode over the next decade as land in Forsyth County is increasingly at a premium.

I wouldn't be surprised if Dawson County hits 100,000 people by 2030.

That area is far enough away from the city that I'm not sure it is classifiable as sprawl. Places are going to grow, ya know. Further, this will be a huge amount of amenities to this area, an area which is currently lacking.

Dawson County is a part of Metro Atlanta. With Forsyth County building out rapidly (it was completely covered in blue dots on an ARC image showing the number of new single family housing permits), the growth is simply spreading further outward.

Plus, Dawson County has no employment base of its own. It's nothing more than a bedroom community and tourist destination for Alpharetta.

By every definition, it's definitely sprawl.

It seems like a fairly responsible development which has a lot of density for such a far flung area from Atlanta. I would still classify it as a bedroom community to Atlanta, an exurb if you will.

Atlanta’s gonna Atlanta. At least until it hits elevation.

At this point, it's definitely looking like TN/NC border or bust, never mind elevation.

Lord, the word "sprawl" is used so often on these boards and in such a derogatory way. Hard to believe that folks want close-by amenities in the areas they can afford to live...
