pegleg, ain't gonna argue with you, The tile roofs you're talking about are a rarity, there are very few of them. There's always pro and con on roof styles. Again read the posted url below, and if you have any questions, contact them.

I'm with you on this. "Tile" roofs here are not mortared clay tile; they are concrete. They allow plenty of water to slip through around penetrations and seams. Their most important function is a shade screen for the underlayment. It is the underlayment that does the work. The roofs are often poorly installed with the underlayment exposed. Over time, the exposed underlayment curls and splits. The tiles themselves crack, slip and, on occasion fall off.

Why not go with a metal roof that uses simulated Spanish Tile design?

CLICK HERE...

The roof will last 50+ years and require no maintenance....

The issue isn't the roofing material. Clay tiles will last a lifetime. The issue is that the tar felt substrate under the roofing material reportedly breaks down over time because of the extreme heat in Phoenix. What makes you think the metal tiles won't suffer the same fate?

Clay tile roofs require specially reinforced trusses. A clay tile roof usually weighs 4x more than an asphalt roof. 15LBS per square foot is the average.

A metal roof even weighs less than an asphalt roof. The reason clay tiles are used in Phoenix is not because they are "better", they are used because they are the "popular" thing in Phoenix. It's because of that whole "Spanish style/Santa Fe" housing that is so popular there.

While one can argue the pros and cons of each. The best overall, wind, sun, rain, hail, damage resistant substance is a metal roof. There is a reason why they have 120-150MPH wind resistant ratings, they come with 50 year warranties and are used in high-end, severe weather areas.

Each roof design can leak if IMPROPERLY installed. If all THREE designs (clay, asphalt, metal) are properly installed and exposed to the same conditions. Which roofing material will last the longest without maintenance?

METAL

Why don't they use it??
MONEY $$$$$

They will use the cheapest and most available product they have.

I know, about 30 years ago realtors had to deal with special issues regarding selling a home with a flat roof. I do believe an inspection of the roof on the house that being looked at, needed to be done and reported to the potential buyer? Has that law been changed? Was it only effective in Pima county?

I would sooner trust a tile roof on an older house than a newer house. They don't make em like they used to, I hear from roofers they have to repair the newer ones every ten or so years, or more frequently if a hailstorm comes by. I've heard mixed results about foam/flat roofs. Some people say when they are done correctly they're great, or they can be a complete nightmare. Maybe get a specialist inspector.
