Hi,

Wife and I are planning to set a custom modular home early October 2024. Part of our responsibility is to have the footings, walls and slab completed. I am torn between precast walls or concrete block walls when building on a slope. We have plenty of usable land so space is not the factor. It is finding a GC who has experience and good references when it comes to building a solid walkout basement at a fair price. Any feedback or experience would be appreciated. We also want to ensure we spend the time and resources on waterproofing and drainage.

I can't help you, other than to suggest you post a specific location, as "western NC" is a very large area.

My girlfriend is in this same situation, but with he construction already done.

We have concrete block, but when the home was "set" on the foundation, apparently caused some cracking in the block. The end of the basement at the front of the home is deeply underground into the hillside and there have been consistent water puddling/drainage issues during periods of heavier rain, particularly this winter.

You will probably want to have at least four inches of gravel, four inches of concrete on top of that, and some sort of water retardant on the inside of the walls, if you have the space underneath.

Finding a contractor to do underslab plumbing is a nightmare. Foundation companies have called back fairly quickly.

The home is being built in Clyde, just outside of Waynesville NC. Still looking for a GC to help oversee the final stages of the project. Any recommendations would be appreciated. Happy to share any details if needed

Go talk to the building department inspectors for quality building contractors and perhaps the local lumber yard for there opinion . Once you find a contractor you may use and checked references they can cover your needs and offer advise or options .
