The roof is key, but you're good there. Same with the A/C.

The only other thing I would have checked is the electrical panel.
Just did a "re-pipe" 2 weeks ago. $12+k. PEX-A stuff.

Double wide.

Tampa? I'd find out how many hurricanes the structure has been subjected to.

I'm gonna get a quote, just to see what it will cost to redo the plumbing. Just to be safe.

Having seen a few of those types of parks be cleared out for new development, I would never buy one. Land is becoming too valuable to have mobile homes parked on them.

Up here in the area I'm in, everyone lives in a manufactured home. The one I had put on my lot 20 years ago had double glazed windows and vinyl siding, plus a 30 year roof. I read then that some of the manufactured homes now were built to better specifications than regular homes were.

There are people out here living in manufactured homes from the 50s, when they were called mobile homes. In fact, when I first came out to Washington, I was living in a trailer park in a 40s trailer. As long as it's been properly maintained and is structurally sound, and the electric and plumbing and roof was OK, I wouldn't worry about living in it.

The other thing is, if you decide to sell it to build or put a newer home on the lot, you can always designate that someone buy it and move it.

Hope you are in a park where you own your lot. Many people being priced out by high lot rents.
