Thinking about buying a place in Desert Color. Not a seasonal rental property, but a regular townhouse, condo, or house. The lagoon area is vacation-oriented, then a mix of nice regular homes. A charter school. Plus there’s also a 55+ section underway.

The real estate market has slowed with recent higher rates, although some sales are happening.

Anybody living in DC, what do you like/dislike about it?

Anybody pass on it, and if so, why?

Anybody know what percentage of places in DC are second homes?

Experiences with builders, good or bad? DR Horton? Visionary? Holmes Homes?

Seems like a great place with long-term upside. But also might get hit solidly in a real estate downturn since it seems to have many 2nd homes, and more expensive than other parts of Saint George.

I'm assuming that you've been to SG and are aware of the long term water supply issues that are being studiously ignored there. That said, if you're in it for the long term, I'd personally avoid any place having water features as lagoons, faux-beaches etc. In fact, that applies to most of the desert west. I may not live to see the coming Great Depopulation, but my kids certainly will.
