I don't think a Costco could get built in or around downtown Charleston even if there was enough land. Most residents would oppose it. If there were no suburbs, you would have 600 less jobs and you wouldn't have a store that is popular.
Manufacturing plants that employ a large number of people are generally located in suburban and rural areas. Manufacturing is the main reason SC has increased in population.
I don't know how you can tout job and population numbers without acknowledging the suburbs facilitate those numbers. Many people who work at plants in the suburbs live closer to work than downtown Charleston. The suburban population then spends money in downtown Charleston, making it more lively.
