$62.5M development to include apartments, town homes, hotel, office building, parking deck and park coming to downtown Florence. This was brought up a few months ago.

By unanimous consent, the council approved the first reading of Bill No. 2020-06, which approves the conveyance of property and the conditional grant and development agreement with the developer.
The project is formally designated as Project Urban Square in the agreement.

Styx Florence Land plans to develop and construct a multifamily apartment building, a professional office building, a hotel, and "high-density residential units" which probably would be town homes or condos.
The project is expected to include 150 new apartments, according to Florence Mayor Stephen J. Wukela. The nearby Emerson apartments have approximately 100 units.

The project is expected to create hundreds of construction jobs as well as 150 to 200 new, well-paying jobs in the downtown area, according to the grant agreement.
The private investment in the property will total approximately $50 million.

Wukela indicated the parking garage would have 300 spaces and that there would be other parking available on the site.
However, the agreement indicates the garage must contain no less than 250 spaces with 400 total public parking spaces in the development.

The agreement calls for Styx to present the city with a site plan – Wukela indicated there were three to choose from – by Feb. 1 and that the city and Styx will agree upon a site plan by Feb. 29, the date of the land transfer.
A construction schedule is as follows: 10 months after Feb. 29, Styx will begin construction on the apartments; 60 days later the city will begin construction on the parking deck; by March 1, 2021, Styx will obtain a commitment from a hotelier and will submit site plans to the city; by Jan. 1, 2022, Styx will begin construction on the hotel.
Construction on the parking garage will be substantially completed by 12 months after construction begins. The apartment building is expected to be substantially complete by July 1, 2022, the hotel by July 1, 2023 and the whole project is expected to be substantially complete from the date five years and 10 months after Feb. 29, 2020.

Wow... where is this site located.. This is HUGE for downtown Florence..

If you are familiar with Florence, it is where the old Florentine Building was just demolished.

This is kinda behind the new judicial center that was built

Yes, this is great news for downtown, the next thing downtown need. Is an iconic structure something that would be associated with Florence...like the Falls Park in Gville, or the Ferris wheel in MB. Or Cooper bridge in Charleston...you get the picture. I envision the city remodeling, if that is even possible the overpass by McLeod. Maybe adding decorative lights to the bridge and or some type of columns. The city should sponsor a design contest. If not the bridge maybe a clock tower that actually tolls/chimes. Something iconic that would be synonymous with Florence would be great.

Got it... Yeah that is expanding the CBD which is nice.. Just curious on if there has been an uptick in demand to live in some of the old downtown neighborhoods along Palmetto and W. Evans Street.. I know people who rented homes in there back in the 90s but with all the development going on downtown you wonder if they will become more desirable.. They were never undesirable per se.. and have good housing stock.. some blocks were better than others.

very true...at one time I thought they were building a large downtown Central Park. If that were to happen that could be a place for larger events and some form of iconic structure or pavilion..especially if the park is surrounded new housing offices and maybe a few shops.


At any rate ... that large surface parking lot behind the office building across from the Hyatt on E. Evans Street...would be a good place.. Its very close to the downtown shops and the view from the Hwy 52 bridge over a nice park at downtown would be great......I believe that is NEB Baroody Street or something like that

Got word that Zoe's Kitchen on Evans/Hoffmeyer is closing for good.
Business never seemed to go well even though location was great, and it was worse with COVID-19.

The Sweet Frog Frozen Yogurt on David McLeod has closed and signage removed.


And going in the Starbucks Center on Highway 52 (new build) will be Julie Bells (The restaurant in the Pee Dee Farmers Market will move I'm assuming)
