It's sad that so many journalists don't do their job. We are so often bundled with Buffalo for our weather and economy. Back the past few decades, when Buffalo lost about 400,000 people, Rochester actually gained about 300,000. You would never know this, reading the "popular" news and magazines.

Rochester metro is up around 130K since around 1970, but point taken. The Niagara Frontier started to fall off a cliff in the 50's, then from 1970-2000 or so there was a mass outflow of folks. My dad was one of them, left in '69 for Rochester, and never looked back.

Makes sense to me why so many folks from north and west of Westchester County moved here (I'm still here on business, 'til the end of the year), over the last 20-25 years or so. Rochester remains stable, to a degree, within the economy here.

"The median home in Monroe County listed for $199,900 in November, down 10.6% from the previous month's $223,500, an analysis of data from Realtor.com shows.

Compared to November 2022, the median home list price increased 2.3% from $194,900.

The statistics in this article only pertain to houses listed for sale in Monroe County, not houses that were sold. Information on your local housing market, along with other useful community data, is available at data.democratandchronicle.com.

Monroe County's median home was 1,604 square feet, listed at $136 per square foot. The price per square foot of homes for sale is up 8.5% from November 2022.

Listings in Monroe County moved briskly, at a median 17 days listed compared to the November national median of 52 days on the market. In the previous month, homes had a median of 15 days on the market. Around 502 homes were newly listed on the market in November, a 10.4% decrease from 560 new listings in November 2022.

The median home prices issued by Realtor.com may exclude many, or even most, of a market's homes. The price and volume represent only single-family homes, condominiums or townhomes. They include existing homes, but exclude most new construction as well as pending and contingent sales.

Across the Rochester metro area, median home prices fell to $239,450, slightly lower than a month earlier. The median home had 1,675 square feet, at a list price of $145 per square foot.

In New York, median home prices were $632,500, a slight increase from October. The median New York home listed for sale had 1,620 square feet, with a price of $369 per square foot.

Throughout the United States, the median home price was $420,000, a slight decrease from the month prior. The median American home for sale was listed at 1,858 square feet, with a price of $221 per square foot.

The median home list price used in this report represents the midway point of all the houses or units listed over the given period of time. Experts say the median offers a more accurate view of what's happening in a market than the average list price, which would mean taking the sum of all listing prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high price."

According to Zillow, Rochester's size is "just outside the largest 50 metros" as it is the 51st largest metro area in the country based on their data.

When considering Rochester with the final published list, the Flower City would have ranked fifth – between Columbus, Ohio and Indianapolis, Indiana, according to Zillow spokeswoman Claire Carroll.

According to the Greater Rochester Association of Realtors, the most recent annual report, for 2022, the median price of a home in Monroe County that year was $210,000 and $247,000 in Ontario County. Nationality, the median sales price of a home in 2022 was $392,000, according to the National Association of Realtors.

Zillow placed Rochester's median home value for 2023 at $233,695.

Rochester just misses for some of these polls. There should be another way.


Maybe have:
-above 5 million
-2-5 million
-900k-2 million

-500k-900k



Might make it easier for people if metro size maters

As mentioned, it was just a matter of not being in the top 50 biggest metro areas. Even if they did what you suggest, Rochester would still at the very least be second behind Buffalo in the 900k-2 million range.

Yes, we all know that, but cities like Grand Rapids and Syracuse aren't represented. There seems to be a trend of people wishing to leave the large metros, so it would be helpful.


BTW, Zillow is really a joke. I don't rely on their info. A few quick searches will show you.
