It's not clear from your note, but it sounds a lot like this is a commercial lease. Residential law does not apply to commercial leases.

Why did you ever sign a lease in the first place without reading it and understanding it? Surely you noticed that you were getting the annual rent increases as stated in the lease? And you lease was being automatically renewed?

I suggest that you offer an early termination fee. That would very likely be cheaper than hiring a lawyer and then you and the landlord can part on good terms, which is important if you ever need to use him as a reference in the future.

Talk to an attorney. Attorney consultation fee shouldn't be that expensive. Make sure it's a local attorney that specializes in Real Estate Law.

FYI...Even IF you are stuck in the lease, it's possible to negotiate with the landlord to break the lease early. First talk to the attorney about legally getting out of the lease and then you can check with the attorney about negotiation to break the lease early. Attorney can assist with best way to negotiate on breaking the lease. Perhaps it doesn't come to that IF the lease is deemed month-to-month.
