Considering Caramella Ranch based on what we've seen at other Toll Bros. communities. Have not been there yet. Any residents out here and what is the vibe" of the community. We are younger retirees (late 50's) so were not interested in places that have a decidedly "older senior" feel to them. Hard to find.



Impressions both good and not so good? Any other places to consider?


We'd be buying resale...don't have the time or patience to build.

The south side of Reno is desirable, it's the 'newest' part of Reno and generally a bit more expensive with nicer properties and amenities. For more land, I would choose Washoe Valley, Spanish Springs or the Virginia Highlands down lower before the grade gets too crazy...that is just me...there are lots of nice places to live in Reno, although I would want a gated community in some locations.

Now if I had a million(s) dollar budget, I would be looking at Montreux or Franktown Road in Washoe Valley...if I wanted to live in Washoe County....

I have relatives that lived in Damonte Ranch nearby Caramella (which looks very snazzy) and they were happy with the area. In the past, Damonte Ranch seemed to be spared most of the low-flying air traffic into Reno-Tahoe International, not sure what the flight patterns are lately. Lots of shopping in South Reno and medical care. You will also have some gang activity....the four-legged kind that travel in herds and like to steal grass

Caughlin Ranch is another nice area on the west side. Are you specifically looking for a new home in a 'community' or just a nice area to live?

Edit...just noticed 55+ community...I only know someone that lives in a gated community in Sparks and they are very happy and very active with the amenities and group activities there.

We may be restarting our search now that things have settled down and prices are dropping a bit. Our criteria remain the same. We'd like a 55+ community or some sort of country clubbish development if possible, but if none of that is available (or they suck), a community that is not too remote and more seniors than young families.
