I want to sell my coop, and don't know how to find a really good, efficient listing broker. Everyone claims their broker is the best. I had a bad experience: the guy was good/nice, but staged the apartment poorly, the photos weren't that good, and he was vert laid back - didn't promote the apartment at all. And since he was from a small brokerage, he was kind of on his own.
So definitely want to select one from one of the top Manhattan agencies - Corcoran, Compass, Elliman.
Those that sell a lot of multi-million dollar apartment won't dedicate much time/effort to my modest abode. So need someone who does a lot of below 1M sales.
If anyone has any suggestions, please let me know.
we used elliman exclusively for all our mgmt and sales
OK, how can I find a good, energetic agent, who can do a good job staging and marketing my apartment? Elliman has hundreds of them and on the face of it most of them seem fine.

Be careful what you ask for because most “listing brokers” these days seem content to just present the listing,have an open house , put it on mls and sit back and wait for someone else to actually do the selling so they can get their cut.

EXACTLY! This is what old agent was doing and this is exactly what I am trying to avoid.
Try and look at current listings near you and see how you like the staging photos and listings and judge it from there? Not the best way but better than blindly picking. Recommendations usually help to find a good agent.

Seek recommendations from family, friends or others who live in your building.
Before choosing your agent, interview them, interview more than one agent - have them give you an evaluation of your property, ask them what their marketing strategy is, ask them what services they provide as a listing agent, look at their portfolio of current listings and recently closed (the photos, DOM, etc.).
