Hi,
I'm looking at a property in South Beaver Township/Darlington. It's a cool-looking house on 5 acres that is nice and secluded. However, it's listed at less than $400K, which I think is freakishly cheap. I know the area is not too far from the East Palestine train derailment location a little over a year ago and also not that far from the Sunoco cracker plant (a plastics factory). I was wondering if anyone on the forum can speak to what it's like there. Is there a lot of soil contamination or air pollution as a result of either of those things?

I really like the house and will fly out from Denver to look at the property, but I don't want to go through that hassle if I'm going to be scared to drink the well water and staring at a smog-filled sky.

I visited the Pittsburgh area to look at houses last month and loved the overall location.

TIA

Don't forget the nuclear power plant. Even if safe it's kind of an eyesore. Sad because I love downtown Beaver and the surrounding area.

I'm not really worried about eyesores. I just want something quiet where I can run my dogs and garden. I'm getting water and soil tests, but I'm concerned about air pollution.

The house I'm looking at is kinda perfect for me, but I don't want to deal with constant smog.

In terms of the East Palestine derailment the EPA "claims" that there are no negative health impacts facing Beaver or Lawrence Counties in PA from that incident. Now whether you believe the government or not is another matter.

I don't particularly like or trust the concept of the ethylene cracker plant being "clean", and it has belched out toxins in the past. With that being said the prevailing wind direction is generally west to east here or northwest to southeast, and, as such, the Darlington area lies UPwind of the cracker plant.

I would personally have no qualms about living in the Chippewa, Darlington, South Beaver Township area other than I *personally* prefer living in urban areas.

I have relative is Chippewa, North Sewickley, Center... and friends scattered throughout that area.
NO health issues that are attributed to air quality/soil contamination.

I think I know the property you're looking at. Cabin on it? Looks nice. Go for it.
