I'm seriously considering moving to Mobile, from Salem, Oregon. I was raised mainly in Alaska, but lived in Birmingham, Alabama for roughly 7 years, as a child in the 70's. I'm running from the temps that get below, and stay below, the 40's in the winter. The occasional Mother Nature tantrum is doable. I'm also wanting the smaller town 150k'ish or lower area. Water... must live close to water, not necessarily next to water. Mobile calls to me, although I only visited once when I was 8. All I remember from the visit was the horse we bought and being saddled up to an Oyster Bar with a guy shucking as fast as he could and laughing at how I could 'pack them away somewhere'.

So you may see the issue. Living in Bama as a child didn't teach me the "ways" of not getting bit by a snake and dealing with the bugs (Ticks, and the nasty biters). Although I did have a lesson in yellow jackets being able to sting repeatedly, and quickly, when pissed off and playing in ant hills, well... the Lysol bath I was soaked in after really stank.

I'm single, no kids, have a dog and my brother and nephew (21 year old) may just come with. Not worried about schools. Am worried about good health care and access to it. As for work, I'm hoping to keep my current and work remote, but if that doesn't happen I'm a state worker and would like to keep it that way. Would go City, County or State if the current job doesn't remain.

As far as what housing I'm looking for. I adore tree lined streets with sidewalks but don't want to be on top of my neighbor (no houses that are 10ft apart). I do not like cookie cutter neighborhoods and adore houses with character. Yes, I'm a wrap around porch kinda gal.

Here are the questions'ish:

I love old houses but not money pits or HOA's including Historical codes. What area's?
I prefer quiet neighborhoods. By quiet I mean, no party animals, highway type noise. Area's?
Areas that are less snakey?
Do I have to worry about Gators?
Is flood insurance expensive?
Is there hurricane insurance?

Any info you can give a gal that has lived mainly in the North and PNW and isn't used to the ways of Southern living would be totally awesome. Oh... yes I know about the heat and humidity and I miss Fried Green Tomatos and Okra!
