We have an opportunity to purchase a TH in Kingsmill in the Rivers Edge community. It is way more house than we want but is a great deal through a relative of a relative (long story)

Anyway, I wonder if that area is a more 2nd home type place. This TH is precisely that and they rarely visited in the past few years.

I have lived in that type of resort community before and would prefer not to live in one again. Does it give off the VRBO type of neighborhood?

We like the idea of low maintenance that the townhouse will offer, but as it is about 1800 sq feet bigger than we want or need and comes with hefty HOAs we want it to meet our other needs, primarily not having transient neighbors. Thoughts on Kingsmill overall??

Did you ever buy the townhouse? I know people like living in Kingsmill. I don't know the neighborhood's turnover rate. In general, I find condo/townhouses are sold more frequently than single family homes in any area.

I wish I had more concrete information for you.

No we haven't bought it yet. Sadly they are sort of waiting for the parent to pass away. They didn't intend to put it on the market at all, but while speaking to my friend about a potential move he mentioned it. He is in no hurry, and we aren't either so we will heading up there this fall. This TH is huge and has a beautiful view, we want the view but really don't need such a large place. It also comes with hefty HOA, so that is something to consider.

These THs don't seem to come on the market very often, so we don't have great comps etc. And it is seriously outdated..I think I caught a glimpse of a pink bathroom in one of the photos!

My mother had a bright bubble gum pink powder room. It's was so crazy, I liked it.

I know Kingsmill's Golf course hosts the Heritage Humane Society golf event every year! I don't know if the Golf course is included in your HOA. There are many subdivisions like Kingsmill in Williamsburg - each with different options, facilities and HOA fees.

I’m not quite sure what the OP meant by VRBO type of neighborhood. There are a number of those properties that are second homes, but they are not rented out on a weekly basis. Most of them are owned by the original owners quite a few of which are aging up so you might not see as much activity there as you did in years past.

The resort condos are another situation all together. That is where people who come to Kingsmill stay essentially it’s the hotel, but most of them are owned by individual owners. And managed by the resort.

Kingsmill has been the premier community in the area going back to 1975 but it is starting to show its age and the new owner of the resort seems to have some plans in store to add new housing to the community. The majority of the homeowners are not very happy with that situation and it remains to be seen whether or not it gets approved by James City County.
