That site sat vacant for years, waiting for someone to build ... apartments?

A four-story complex (even with a courtyard, pool, etc) seems a bit of a letdown.

At this point anything will be better than the empty lot that has been greeting everyone since 1997.

Yes, it does. I hope the City of Greenville and others can submit ideas to go higher.

Something is better than an empty lot, but that something has to be something spectacular. A low rise apartment complex is not spectacular.

Agreed, the layout and design are nice. I am sure the site can be maximized more to fit appropriately with the immediate surrounding area if the structure is significantly higher. More levels and more units lead to more impact.

The proposed apartments look really good. I hope they follow through with the project.

People who are disappointed that it isn't some striking skyscraper should remember that there is a reason the site has been vacant so long. It is a long wedge surrounded by highways. Not the best site to build on. For somebody to put up the money to build they need something that will pay off.

We do have taller structures that are surrounded by highways that are prime locations to occupy. An example is BB&T surrounded by North Academy Street, College Avenue and Buncombe Street. Of course, it is not too tall, but it is of good height that serves as a gateway for Greenville's northern ends.

The concept of Broadstone Gateway Apartments is good. The downside is the concept being a low rise. If the concept can increase its height several levels, you will get something that is needed and pays offs.

I wonder if parking becomes an issue as floors are added?

I would love to see this bumped up into the 7-10 story range but that's doubtful.

If nothing else, it will be nice to finally see this site developed into something other than an empty lot. It's also nice to see development a couple of blocks off of main street - will be nice when downtown development is more than just a single street.

Parking is not an issue when you have a parking structure in place.

Most development we have seen recently, outside of Project One, has Ben of of Main Street.
