I am an active physician practising in the area for > 10 years
Before moving here please consider the current situation we are in now
I can
-Healthcare: Believe is the worst problem; hospitals are overcrowded, lack technology and there are just not enough doctors to take care of all these new people moving here; getting an appointment with a specialist is basically a difficult task with waiting times > 6 months for most of the specialties, we have waiting lists > 6 months in our office but other 9-12 months despite what Beebe and Bayhealth [the major institutions here] would tell this is not improving as it is very difficult to attract new doctors to this area, not surprisingly they are bringing physicians back from retirement as no one else is available. Many aspects of care are now provided by Nurse Practitioners and Physician Assistants as there are just not enough doctors here to take care of so many retirees. Good luck finding a bed in one of these hospitals if you need inpatient treatment. Good luck finding a Primary Care Doctor, long term care facilities are substandard and crowded
If you are a retiree and need medical care PLEASE think twice before coming here to the DE Beaches
This area is nice as long as you do not get sick
-Infrastructure: The area has so much growth in population that roads are not enough so traffic is becoming an issue on a daily basis and do not see the county or the state doing too much to fix it
-We do not have enough schools for all the new kids coming in, schools overcrowded with overwhelmed unmotivated teachers
-Lack of workers so almost everything takes time, weeks and weeks waiting for home services
-In summer population basically doubles or so, just imagine how it is
-Cost of living: Has become pretty high, locals can not live here anymore
List can continue but if you read this I hope you take it account as no one [builders, realtors] will tell you that

it's busy because people come because of the beach and low property taxes. The property taxes on my 5 BDR 3 BA home, close enough to walk to the beach, is $1700 a year. Twenty five miles north in New Jersey they'd be $1700 a month.
