[Cookeville Community Development Director Jon] Ward said he is hearing people noticing that it is busier around town. He said that is because, well, it is.

The city of Cookeville and Putnam County both set records for new construction in 2023, topping the previous records set just the year before in 2022. In Cookeville, there were 309 new housing units permitted in 2023 which included no apartments (which is unusual). The previous record was in 2022 with 234 which included 50 apartments.

And in rural Putnam County (outside the four cities) there was also record-breaking construction with 408, up one from the 407 in 2022.

I haven't seen the numbers for Algood, Baxter, and Monterey, but I would not be surprised if Baxter also set records. I know the mayor of Baxter has been quoted as saying there are currently around 1,500 new homes planned in Baxter, and many of those are already underway in various new neighborhoods around town but especially near I-40. There are several large apartment buildings under construction in Algood. I don't know about Monterey. Cumberland Cove is outside of Monterey, so all the new homes being built there are part of the rural Putnam County number.

I wouldn't be surprised if Cookeville's border counties (Jackson, Overton, and White) are also seeing record numbers of new housing. It really does seem a lot busier around town than just a year ago.

Over the last 3 years, Cumberland Cove has grown more rapidly than ever in its history. At last count, there were 615 completed homes in Cumberland Cove, but that includes both the Putnam County side and the Cumberland County side of Cumberland Cove. Throughout most of 2023, the average number of homes under construction each month ranged from 37 to 45. New home starts tend to be a little less at this time of the year, but that is expected to increase again in the spring.

The housing boom has continued into 2024, at least for the city of Cookeville. In January there were 81 new single family homes started in Cookeville which is a record for a single month since the city started keeping track in 2006. And January is usually one of the slower months for new homes, especially considering much of January was brutally cold with more snow than we usually get around here.
