I am considering moving to the Charlottesville area and have seen some nice houses around Lake Monticello. I would be working in Albemarle. Is that a nice area to live and how bad would the commute be during rush hour? Thanks!

If you work around Pantops, it won't be a bad commute. If you have to go way up on Rt. 29, it won't be quite as quick.
If you are in Lake Monticello proper, it is my understanding that the water bills are on the high side. Plus you have the usual pros and cons of being in a subdivision controlled by a homeowners association.

Hopefully someone who currently lives there or in the region will respond.

I currently live in Charleston, SC and our water bills are also high ...so that I am used to.

AK85, I would have to go back through the old threads, but I believe part of the issue in Lake Monticello is that the water supply is owned by a for-profit entity rather than the non-profit HOA.

Lake Monticello's developers were involved in a lawsuit concerning their violation of the federal Interstate Land Sales Full Disclosure Act back in the 1980s/1990s. This is more trivia as it does not affect folks reselling their homes.

I personally think it is a nice area. If you like the concept of a subdivision & HOA built around a lake, check out Blue Ridge Shores in Louisa County. It would be a longer commute, but this subdivision has a different vibe than Lake Monticello.

Our son has lived in Lake Monticello for almost 2 years now. They love it. Nice private roads, plenty of beach access, Kayaking, golf course, well maintained common areas. He commutes into Charlottesville and surrounding areas, daily. Everything from Pantops, Crozet, Airport and all the way up to Orange. He travels 25 minutes to about an hour depending upon time of day and location of that days business.

As noted, commuting from Lake Monticello to some parts of Albemarle County will not be a piece of cake. Where is the job?
