I'm using loopnet right now but wondering if there are better sites for finding commercial real estate?
Also, any thoughts on finding potential business partners with similar interests?
Finally, what about Angel investors. Anyone used them before? Thanks!

I found many commercial offerings don't make it to any of those commercial/industrial real estate sites. Drive through any town and you'll see dozens of "for lease" and "available" properties that never show up on any internet site. A call to a reputable commercial real estate agency usually produces a heck of a lot more properties.

LoopNet is owned by Co-Star. Loopnet seems aimed more at Mom and Pop commercial RE where as Co-Star includes the large, institutional properties.

Unless you have a particular expertise you are seeking to utilize in the space, you can get exposure to commercial real estate by just investing in REITs.

By investing in public REITs, you get geographic diversification, management expertise and property type diversification at low cost. By contrast, if you buy a commercial property in one location you are putting all your eggs in one basket, will have to deal with all the day to day management, and have less liquidity than if you were invested in REITs. Granted REITs are not growth stocks and you might hit a home run with a commercial RE project but then again you might lose your shirt.

depending on what type of commercial property you're looking for, it might not be crazy to just glance at sites like craigslist or even facebook marketplace every now and then. Could have someone just trying to unload an old warehouse or commercial lot from a divorce or part of an estate or something. I'm sure it rarely happens but prob sells for pennies on the dollar if found through those sites.
