You should definitely check out a variety of loan options that exist for "low to moderate income households". There are actually a number of loans that have special terms (low down payment, lower interest, subsidized interest, etc.) to help people get off of Section 8 type rentals and get into their own home. I am closing on a brand new 2 bedroom 2 bath townhouse in Boise that was priced at $335,000; however my buyer is receiving a $100,000 forgivable grant so her payments are based on $225,000 and they also did special financing at only 5% fixed interest rates. These units are very well built and energy efficient.

Looking at older mobile home parks, they are charging well in excess of $500 a month for space rent alone and the utilities are obnoxious.
