I have a friend that is leasing a place in Anaheim, rent is always paid, he has another friend
that came into the area and he is staying with him temporarily, the PM is now demanding
that temporary visitor be put on the lease or they will evict him, he does not want to do this
he's " what are the options, and if eviction starts, can it be stopped if the guest leaves?

If his lease says no visitors more than X amount of nights, then his sofa surfer needs to leave. Don't let it get to the point of an eviction starting.

This! So sorry, but this isn't a matter of "liking/not liking" OP. Bet your buddy's lease prohibits subleasing, doesn't it? Couch mooch needs get his ducks in a row and go. Not smart to burn bridges with people you sign contracts with. Even if your buddy isn't the one ending up with an eviction on his record, a bad rep from a previous LL won't do him any favors.

First it depends with what the lease says and second, how long is temporary. Paying rent on time is just one of the obligations of the lease among many others

Why on earth stall until an eviction has to be filed? Just tell the friend, "sorry, but my landlord says you can not stay, so get out now".

Unauthorized house guest gone, problem solved.

Can the eviction be stopped if the friend moves out during the proceedings? Maybe. But for sure if the tenant makes the landlord take him into eviction court for a lease violation, the lease will not be renewed. Lease ends and tenant is out there trying to find a new place to live with an eviction filed on his civil record and a very bad landlord reference.

Just send the couch surfer on his way. Sorry, can't help you any longer. Go now.

I suppose if OP's friend hasn't found a backbone and can't figure out how to get the couch mooch to leave, the LL's ultimatum would help. They get big bucks () to be the bad guy!
