My local real estate tax increased from $1085 to $1602 (2% discount rate, paid on 4/30/24). Smithfield Twp, Monroe County.

Not looking forward to seeing how much the local school tax goes up, when the bill comes in August. In my district (East Stroudsburg) the board voted a $10k annual increase starting next year and increasing incrementally for the next 6 years.

The starting salary for a 22-year old graduate from ESU, Bloomsburg, Kutztown, etc. will be $63,385 and then keep increasing.

They did a reassessment and mine surprisingly went down by about 1/3.

Do you have the Homestead Exclusion for your taxes? We applied this year (missed the deadline last year for Monroe County since we moved from Carbon), and we went down enough that it's cheaper than what we paid in 2023, despite an increase for 2024.

OK, the Homestead Rebate deadline was March 1. They are not accepting new applications until September 1.

The lady at the county tax office said the average is between $300-$500, depending on gambling revenue, and it's applied to your school tax.

Sorry you missed the deadline. It’s actually an easy process to file, so there’s that.

I’m in Monroe (think you are as well) and it was way more than $500 saved.

Carbon county almost 1000. and town almost 2000


Your getting a deal up there in Monroe.



Carbon is a mess. All the old homes that are not worth much brings the millage up on home owners with newer homes. Mine is 27 years old.


My school will be 5500 but the school district just raise the taxes because they said they are losing money from the Homestead taxes. I think that is illegal and I never heard of it. Panther Valley. They are a real joke of a school district and the board lies all the time to the tax payers.

We sold our carbon home last October. Our school taxes were $7400 and property around $1200. New owner is flipping, she has 9k school tax and $3100 property. We more than doubled our money on the sale and she’s hit with that increase. I told her to apply for homestead when it reopens for 24-25 and ask to be reassessed. It’s the JT school district and significantly more expensive than Panther Valley.
