I want to correct your statement about foreclosures needing liquid assets. We bought our home as a foreclosure, was vacant over a year. We have a 30 year mortgage for it, only put a few thousand down.

It's the auctions and sheriff's sales that require cash, but you can get a mortgage for a foreclosed house if it's bought via normal channels. The mortgage company did make us borrow $25,000 extra for rehab work, which was added to the mortgage and which we had to keep them in the loop about and it had to be approved by them (the house wasn't livable without the work, no working bathroom or even walls in the bathroom. etc) but other than that it's a normal mortgage and the process was normal.

The house next to us was foreclosed on and sold at auction to a bank, but they let the former owner rent it and stay there (until he wore out his welcome, he was a methhead and wrecked the place). I don't think it's uncommon if a bank buys it to let the occupants stay and rent. They would much rather have someone in the house because vacant homes fall apart fast, and the longer it stays vacant the less chance of sale.

That house has been empty and still unsold by the bank for almost 2 years now. So just because it goes to auction, does not necessarily mean a person is going to buy it (vs a bank). I watched that house on the auction site and there was never any interest in it (it's even on a lake) by regular buyers.

I don't know how the neighbor arranged with the bank to stay there and rent after it was sold.
