We are seeing multiple offers again. Just wait until after the Super Bowl. Rates are in the 5s again.

Come on Easter Sunday. (My next day off after this Sunday). Or write on offer on Easter Sunday when everyone else is otherwise occupied.

For all those house hunting now. The best time to make an offer is Easter weekend. More buyers have other plans, leaving you with less competition for houses.

Yep. It's about to be prime selling season. Expecting a little better one than last year. Hopefully at least on par with '22, though volume might be slightly less given the higher rates (as compared to then when the rates were still rising from the extreme lows).

Inventory has been rising quite a bit. Can you help me make sense of this? https://www.denverpost.com/2024/05/0...oost-for-sale/

Should I sit back and continue to rent and wait to buy here in metro Denver? I see lots of price cuts on Zillow. I see houses sitting that I would have thought would have gone quickly.

Not sure what to make of it all...

Is this a case of high prices are the enemy of high prices? Have prices have really outpaced buyer ability to buy so inventory increases? Lots of million plus homes out there for sale in Denver but most cannot come close to affording that.

Some sellers overshot the market. Some sellers need to sell but even a 30% rise in inventory does shift the market from Sellers to Buyers.

7,783 active units, 1017 pending, 1053 closed last week. 14 median days on market, 1.8 months supply.

In a metro area this size we need three times the inventory.

Where do you think this will all be, say, by September, fall? I mean, from what I am intuiting, just seems that way too many houses are priced so far above what most here could ever afford. Zillow may say the house is worth that, but in reality, where are all these magical cash flush and high income buyers who can afford these million plus houses? And there are A LOT of these million plus houses in Denver....

I just can't help but think of the old adage that the enemy of high prices is...high prices.
