Thanks. I am looking for grounds, landscaping, etc., to be maintenance-free. Yes, I could hire someone to come in and do it. I think a HOA provides other services/benefits as well though (depending on the HOA). I am not sure, but I am sure there are others here who would know. Thanks.

I would also think about the vibe you want in the town. WPB will get you as much of a city feel as you will get in South FL. Boca is a very NYers gone Fal vibe. Delray a very see and be seen now by the younger crowd and getting flashier by the day and has some of that east coast aggressivness (and I say that as someone from east coast). There is also the underbelly of crime there and sober homes that no one ever talks about (we had a heroin addict shooting up in our pool house and I was a first responder to a suicide by gun at the beach). Jupiter more families and professionals but also very outdoorsy / sporty with more natural beaches, awesome golf, some outstanding parks (Riverbend). We spent ten years in downtown Delray recently moved to Jupiter for a slower pace, more chill cleaner beaches, and more of the outdoor vibe, less touristy. We love it but without a real town center and suburban feel it wouldn't be for everyone. If you are looking for a condo, Juno might be worth looking at too. The feel of the town you pick will impact your experience, so definitely something to consider, and its very different from town to town in South Fl.

a safe more urban atmosphere without the drugs would be awesome. Too much drugs here.

^^^^^spot on

Delray has all the drug rehabs which means lots of struggling addicts hanging around and West Palm has its drug issues like any bigger city. When they put 2-3 "pot shops" on Clematis street it took them 2 decades backwards. Clematis runs from the ghetto to the million dollar marinas, they don't need competing pot shops on that block.

I grew up in Palm Aire Village (single family homes built in the 70s). The zip code at my house was Fort Lauderdale but it was essentially west Pompano Beach. The horse track/now casino was never ideal. Head east on Cypress Creek and get to a better area.

West is Margate/Coral Springs......bad sprawl. If you head north, less than 2 miles on Powerline you get right into this neighborhood.....strip clubs galore/poverty. Its Hammondville road, 1.7 miles north from Palm Aire
