The reasons are primarily economic, not political. Expectations about how certain demographics will vote due to their proximity to immigration issues haven't exactly panned out the way some presumed they would in recent elections.

The high growth rate compared to the number of housing units available is having an effect on home values. This article says Charleston, Greenville and Columbia are three of the 100 largest overpriced housing markets.

“Of the biggest 100 U.S. metro housing markets considered overvalued, Columbia ranked 31st at 27.98%, Greenville ranked 33rd at 27.73% and Charleston ranked 38th at 26.85%. Here’s more of a breakdown.”

Wow... Columbia is the cheapest of the three but the most overpriced... I never thought I would see the day that the AVERAGE home price in Columbia is nearly $250k! I bought my first starter home which was brand new but cheaply built for $94K and I thought that was too much back in 2002. Same house is now worth around $200k. It will be interesting if things reset...but high inflation and interest rates may mean it may not...
