Hello All,

My wife and I are looking at Babcock Ranch. More specifically a Lennar community.
How is the quality of the build?
Do you like / dislike Babcock Ranch as a whole?
Did you get the best value for your money?
Hiking trails , good , bad , ugly?
any and all opinions are welcome. Thank you

Wouldn`t have moved to Babcock if they paid me to. It has a weird ghosttown feeling. In the middle of nowhere, with a strange "towncenter" with a few services. I suspect the whole project will tank. Others I have talked to agree.

While not a bad concept, I find them to be over-priced. And the extras are truly exorbitant.

If you like to be run off of the road by dump trucks daily than Babcock Ranch will be a good choice.

I’ve been out there a few times. Be prepared to dig deep into your pockets for just about everything.

Lakewood Ranch from what some say is cult like. I do many inspections in the area and all I have met are very nice. It is its own little self sufficient town and many people are moving there. Prices are pretty high but that is most of Florida these days. Sarasota and Manatee counties gave a lot to do as does all of the west coast of Florida. Your best bet spend 2 weeks in the area and decide for yourself.

Prices are high because the construction/design is very different from most other FL construction
Babcock is designed to be self sufficient and forward/future oriented
It faired VERY WELL during Ian—partly because it was more inland vs along water but also because it did not lose power—
And I know there probably other neighborhoods where no power was lost but you certainly didn’t hear about it

It's a decent place to live for those that work from home or are retired and happy to be homebodies. There's really nothing there now other than a Publix and strip shopping center. Only about 2000 homes sold so far but fast growing and already makes the top 10 lists for planned communities nationwide. You will be getting in very early at the beginnings of growth. Eventually, it'll follow a trajectory of Lakewood Ranch and have a population of 50,000 but that will take another 20 or 30 years. It all depends if you are comfortable "waiting" for the growth and amenities to come or rather live in a more fully developed place now.

Default on 60 Minutes tonight

60 Minutes had a segment on Ian and part of it was on Babcock Ranch.

Very interesting.

I plan to look into it.
