The good news- many foothill and mountain towns of California have emptied out. The bad- the remaining people there are either scraping by or on meth.

Washington State is gorgeous and artist friendly, but also pricey in every way.

Oregon is so popular with out of staters that I'm sure the natives are gleefully leaving now.

IMO consider Tennessee OP. Music industry is big in and around Nashville, and the cost of living is lower than the West Coast.

Sad. Lake Tahoe was my 3rd favorite feature of California, after Yosemite and CA beaches. I was 2 hours away and hopped up their regularly. Sad to hear it is being overrun and ruined.

All good towns are ruined by overdevelopment in today's crowded world. Towns like Sedona, Telluride, Asheville.

It was inevitable that Tahoe's character could not last. Yosemite Valley is ruined by crowded conditions today as well.

No suggestions. We have hit a point in our national population/wealth curve where everything good has already been taken.

Our best hope, a fantasy, is for some altruistic billionaire to go find a remote mountain Lake in an empty state somewhere and create a brand new planned town from scratch, so we can enjoy it for a couple of decades before it to is also overdevelped and ruined. Maybe if he retains ownership, he can make laws that prevent overdevelopment.

Another area to consider would be outside of Phillipsburg, MT and the greater Granite County. Phillipsburg is a touristy town on a similar scale as Virginia City, NV. But, the valley Phillipsburg is located in is very sparsely populated. Depending on where you find a property in the area your "big" cities would be Anaconda/Butte, Helena or maybe Missoula. Vacation rentals I would assume would be mostly located near Discovery ski hill or maybe the town of Phillipsburg itself.

It's not Tahoe, but OP might take a look at Rapid City SD and some of the towns in the Black Hills. Hasn't gotten bad yet as far as affordability, but it is relatively isolated if you ever want to do something outside the immediate area. And maybe Grand Junction, Montrose etc on the Western Slope of CO.

I should have mentioned in my earlier post, in case the OP doesn't know: Sandpoing, ID, is fairly Tahoe-like, in that it's on a beautiful lake surrounded by mountains. In fact, an old friend of mine from way back, who spent summers at Tahoe as a kid, ended up settling in Sandpoint after college graduation. However, being up near the Canadian border, I'd assume that winters involve a fair amount of shoveling. Still, there's boating on the lake in the summers and hiking to look forward to.

I'll say. Sandpoint is a ski resort with an annual average of 70 inches of snow. We had a family reunion there last year, and it was beautiful, but winters are long and snowy for sure.
