I love seeing all that progress on the old Sears building. Now if someone will just do something with the Sterick Building before I die....

Bids came due Monday, Nov. 30, for eight acres adjacent to Sam Cooper Boulevard and owned by the Tennessee Department of Transportation. Loeb Properties has been in talks with TDOT about purchasing the undeveloped land since 2011 with plans to turn it into single-family and multifamily homes.

The winning bid will be made known within 45 days, said David Robertson, director of communications with the Tennessee Department of General Services.

Gate-gate has concluded. Linden will be turned into a one way street near Union, and the gate approval is in theory only and will not come to fruition as long as the left turn signal on Union/McLean is put in place. Midtown is gaining traction these days!

Highland Row is going to add immeasurably to Highland Avenue. There is already a smattering of low-mid rise development (the Stratum, the buildings at Central/Highland) and now Loeb is redeveloping the Highland strip across from Walker Avenue.

Also, Loeb did not submit the highest bid for the TDOT properties on Sam Cooper! Makowsky Ringel Greenberg took the cake. Didn't quite see that coming. Loeb has a reputation for building high quality development (Overton Square), but I'm not sure if MRG has any history of pedestrian friendly, urban-scale development in Memphis?? This could be interesting.

A local developer has plans to transform a city block in Downtown Memphis’ south end into an “entertainment destination” modeled after a popular New Orleans establishment.

Brad Barnett wants to turn the former Loflin Safe & Lock Co. building at 7 W. Carolina Ave. into a bar/restaurant with private residence on top. He also plans to redevelop a carriage house at 721 Florida St. into a 5,000-square-foot rentable event space.

A 10,000-square-foot outdoor yard between the two structures would be used for games such as bocce ball and croquet as well as concerts.

This is what we always called the old key shop, just down from Turley's new apartment buildings in the south end.

A few interesting things today...

Plans Forming for Memphis

In January, she’ll launch a $1.5 million renovation aided by architect David Schuermann and contractor Metro Construction. With her background as a project manager for Accredo Healthcare Inc., Dyer’s ready to stay on top of a September 2016 opening for the event venue and a fourth quarter opening for the market.

Think of a farmers market on steroids. That’s Dyer’s vision in bringing together 10 to 12 vendors slinging everything from rotisserie meats, ramen, breakfast food and dessert to wine and beer, cheese, bread, fresh cut flowers and artisan soaps.

The vendors will take up 400-square-foot to 500-square-foot bays and do their own build-out but bear a cohesive design. Dyer provides the water and gas, and the Memphis entrepreneurs bring their own equipment, menus and pricing. Communal seating will take up the middle of the floor.

Board OKs New Apartments Near Tennessee Brewery - Memphis Daily News

A plan approved Wednesday, Dec. 16, at the Board of Adjustment meeting effectively doubles the residential units in the Brewery District development.

The building going up in the Brewery District will bring 149 new units to the southwest corner of Tennessee Street and Butler Avenue.

Looks like this is the location of the proposed units: http://www.google.com/maps/@35.13453...8i6656!6m1!1e1

Many people write off Whitehaven because they haven't spent any time there to understand it and instead repeat what they heard their great uncles's sister's nephew's cousin-in-law say at a BBQ in Maine!.It's not the elite suburban enclave from the 50s but many of the homes especially near Graceland (Twinkletown, Bluebird Estates) are quite attractive and well kept. Yes there are several areas where some apartments have managed to bring down the perception of the area, still managing to remain a thriving area is why Graceland has always even to this day remained a top national tourist attraction and also why many millions of dollars are being spent to revitalize a significant piece of Memphis history.

For those who are unaware, as far as historic houses in the US, Only the White House has been visited more than Graceland.

EDGE Approves $40M Graceland Bond Sale - Memphis Daily News

I think for many tourists, who don't have any perception of Whitehaven whatsoever (neither bad nor good), the commercial districts surrounding Elvis Presley Blvd. are what forms the negative perception. Even the section of the street south of I-240 is pretty funky. North of I-240 headed back into Memphis is just bad.
