A few questions:

1. What kind of people live in East Delray?
2. What is the future of that area, is it decreasing, is it status quo or growing?
3. If it is growing, in what sense is the growth, development, people, young or old?

East Delray expanded during the construction boom and housing bubble, though the areas surrounding the tracks remain largely depressed in relative terms.

Downtown east Delray is one of the vibrant best of what passes for downtown in a small US town, but even then some businesses have failed in recent years.

The people are a mixture of old and young, white - retirees, snowbirds, full-time residents - and black, Afro-American families with deep roots and relatively more recent Haitian immigrants.

Now that housing prices have started to return to "normal" and the construction boom is over, growth has pretty much stalled. However, the main corporation here, Office Depot, seems to be expanding, though its new headquarters is being built in nearby Boca Raton I believe. Another corporation, though mid-sized I would say, Levenger, seems to have failed.

Most of the members of the chamber of commerce are restaurants, hotels, local banks, real estate companies, etc.

Some of the parts of East Delray aren't so savory because of all the halfway houses, etc. in what would otherwise be a prime location. One might expect that being close to Atlantic Ave and the ocean would mean higher rent, but many of those homes look more like Port au Prince than they do Palm Beach county.
