West Temple Terrace is iffy and west of USF is very seedy and unsafe. East of 56th is nice and safe. The closer you get to the river the better the area, unless you go south of the river out of the city boundaries (that area, between Sligh and Hillborough, is very industrial). There's a golf course that snakes between the homes here and you'll find a lot of older but nice homes along the course. As far as suburbs here go, there's not a lot to do besides MOSI. Everything else, like the mall and a lot of the eateries, are in the seedy area west of USF.

Pretty much all of temple terrace sucks.

The only livable area (unless you are a crackhead or gypsy) is the area North of Busch Blvd, East of 56th St and South of Fowler Ave and west of davis rd.

That's a little square of good in a sea of bad.

Dont believe me, drive through the area around 11am and again at 10pm.

That square you described is like 70% of Temple Terrace.

I just looked it up on the map, it's on the other side of the river as a really shady part of town and backs up to a newer cookie cutter subdivision. It's one of those borderline areas.

I dont know why a company would build supposed upscale apartments in that location. Perplexing...
